A homeowner should contact local area Contractors who specialize in Basement Finishing to get two to three bids.  All bids should be based upon the same floor plan and finishing details.  Homeowners should do their best to select a contractor that best meets their selection criteria.  Once selected, the homeowner should work closely with the contractor to develop a comprehensive scope of work and contract that includes all work to be performed for he contracted price to avoid unexpected CHANGE ORDERS.

Firstly, you should vet contractors by phone to determine their ability to meet your needs.  Once invited for a site the contractor should be on time, courteous and respectful and spend a good deal of time with you discussing your thoughts / ideas for the space (vision) to include floorplans and options you would like to consider incorporating into the plan.

Next the contractor and homeowner(s) would walk the space to discuss all the possible floorplan options that are possible within the space and agree on one or two option to be scoped and priced.  The Contractor should then take measurements and make a scale drawing of the building envelop and interior design options.

Lastly, the contractor should confirm the floorplan options that will be priced with the customer and set a time and date that their proposal will be presented for consideration.

The visit should take approximately one hour of time depending on the size and complexity of the desired floorplan and finished.

Yes.  To be compliant with city and state law, finishing your basement will require that you or your contractor “pull” a permit.

Chosen correctly, your basement finishing contractor should be able to provide you with a detailed floorplan and finishing plan that meets your needs and will provide the state and city Building departments ALL documentation required to ensure the space is constructed in compliance with all local and state building code requirements.

A reputable contractor should provide the homeowner with a warrantee on workmanship for a period of 6 months or more.

Yes, typically homeowners elect to put a full bath with walk in shower, but all bathroom configurations can be accommodated by a qualified / vetted basement finishing contractor.

The quick answer is …as many as the space can accommodate.   By code, any bedroom that is included in the plan submitted to the city/state for the permit must include a code compliant egress window and closet.

In addition to warranting their work, homeowners should elect a LICENCED COLORADO CONTRACTOR to perform the work.  In order to maintain one’s contractor license, that contractor must pass a State test or a periodic basis, maintain insurance, and pull permits for all jobs under their purview.

Once a permit has been issued for your basement finishing project, the City will conduct periodic inspections to ensure that all building codes will be met, to include but not limited to, framing, insulation, fire and safety, electrical, mechanical and plumbing systems.  Once the build is completed, a final inspection will be scheduled.  Once passed, the finished space will be added to your home’s finished square footage in the county record What effects the cost of finishing my basement?

Yes.  The amount of increase depends on many factors, but most say the majority of monies spent can be added to the value of the house immediately.    In the Denver Metro area, the average cost to purchase a home is $393/square foot.  The average cost to finish a basement in Colorado is $70 – $100/square foot depending on amount of space and finishing detail.

Yes.  Colorado soils do contain Radon and Radon gas may be present at toxic levels in your basement if a proper mitigation system has not been put in place.  The good news is Radon testing is inexpensive and if Radon level are above recommended levels, mitigation systems can be installed at a very reasonable price.

Depending on the contractor selected and the size and complexity of your job, you can expect your project to run 2 to 4 months from job start.

There are many options to consider when selecting flooring for your basement project.  Much depends on the condition of the existing floor.   Assuming the floors are level, options include Luxury Vinyl Plank (LVP), tile, and/or Carpet.  Your selected contractor should be able to guide you as to the best price performance product for each of the spaces within the plan (i.e., Bathroom = tile, Wet Bar = LVP, Family Room = carpet, Gym/Flex room = rubber matting).
